Stage your home for a quick and lucrative sale

By now we all know that you have to show your house off to its best effect when prospective buyers come for a viewing. Did you know, though, that effective ‘staging’ can add thousands of pounds to the value of your home?

That point has been driven home endlessly by Phil Spencer: Secret Agent, who has shown the value of staging to the general public in recent months.

Of course you’ll need to go beyond the staples of a fresh pot of coffee brewing if you want to get the most out of staging. So here are a few things you might not have thought of that can make all the difference when it comes to selling your home.

1. Take doors off

It might seem a little radical, but removing doors can let natural light flood through the house and can make a powerful first impression. Of course rehanging doors is a pain, but you might find you don’t miss them all that much when they’re gone anyway.

2. Get filling

Craters in your walls are a real put-off and a sign of greater neglect under the surface. So fill in all the small holes in your wall that you managed to live with, they’ll jump out at a prospective buyer.

3. Paint

It’s a chore, but fresh paint can really give a house a lift and cover up a multitude of sins. All those little scuffs and the general wear and tear that goes with living in a house can be glossed over, quite literally, so get the brushes out and get to work.

4. Do the gardening

If you’re lucky enough to have a garden, then show it off to its best effect. If you’re too busy then get some help, because nobody wants to be confronted by a big job. They want to see themselves relaxing in the garden, not sweating buckets to remove all the thorns and rusty bicycles.

5. Invest in new kitchen doors

If the kitchen looks old and tired then you don’t need to splash out on a whole new kitchen. Just change or paint the doors to give the whole room a lift. It isn’t the perfect solution, but it’s a cost effective way to get the room looking up-to-date. Fitting a new counter-top is another solution that can add serious value as well as helping to sell your home. It doesn’t have to be the best, just make it new and it will make a difference.

6. Invest in wall mirrors

With all that natural light and clean paint you will want to make the most of it. Large mirrors are expensive, but you can take them with you and they can transform a narrow hallway or even a master bedroom.

7. Clean, clean and clean some more

If the place is spotless then it looks well cared for, so get a steam cleaner, rent other industrial tools for the day and go at it like you never have before.

8. Declutter

Don’t leave it barren and empty, but get rid of everything you can. You just cannot excuse boxes of your things overflowing under the bed, it demonstrates a lack of storage and just confuses the buyer. Keep it simple, elegant and clutter free.
